Below you'll find answer to some of our most frequently asked questions. If your your question is not below, please reach out and a team member is happy to assist.

What do I need to submit a rental application?

You can access the rental application here. In the application, you’ll provide proof of identification, proof of income, rental history, consent to credit verification and background check, and pay applicable fees. 

How do I preview a property?

If one of our available properties interests you, we’re happy to arrange a showing! First, we ask that you view the 3D tour to confirm that the layout and interior meet your expectations. Then, if you would like to view the property, we’ll provide you a secure link to share photo IDs of adults attending the showing (for security purposes) and arrange a time that works for you. 

What is your pet policy?

We love pets; however, there are some restrictions. Most of our properties allow for pets, with a one-time pet fee (no monthly pet rent nonsense here) of $300 per pet. Up to 3 pets are permitted, with a maximum of 2 dogs. Certain dog breeds and exotic animals are restricted.  Residents are responsible for their pet's behavior, including cleaning up waste, keeping them on leash, and controlling noise.

How much should I expect to pay to move in?

If you have a great rental history and excellent credit, you can expect to pay the first month's rent, an application fee, a security deposit equivalent to one month's rent, and any pet fees (if applicable). However, if you have a lower credit score or other factors that could affect your eligibility, you may need to pay a higher security deposit and may face additional requirements.

How quickly can I move in?

If a property is vacant, you’ll be able to take possession after your application is cleared, and the lease agreement is executed. Application processing times are typically 48-72 hours, depending on how quickly previous landlords respond to our verification requests. If a property is occupied and you are leasing ahead of time, we will inform you of the estimated date for the specific property. 

How do I pay rent?

Please follow your lease agreement. You can set up automatic payments through the tenant portal.

How do I request maintenance, home upgrades, or report emergencies?

You can submit maintenance requests and upload photos directly from your phone or tablet on our resident app or tenant portal. You can see when an item’s been assigned to a staff member or vendor and view status updates until the item is completed, so you won’t need to call.

How do I get my security deposit back?

Please review your lease agreement. We strive to return your security deposit as quickly as possible, and we follow local and state laws.
